Welcome to Kati Kabins! We offer affordable, compact cabins and tiny homes in the central North Island.

Kati Kabins emerged when my dad needed a cabin for his property. Finding cabins that met the NZ building code, remained affordable, and required minimal upkeep proved challenging. As a builder, I undertook the project, which was really rewarding. This experience became the foundation of Kati Kabins—constructing high-quality and low-maintenance cabins at an affordable price.

General information

What are the available cabin sizes at Kati Kabins?

We have three cabin sizes for you to choose from:

Studio Cabin: Exterior size 3.6 x 2.4m (8.64m²)
Sleepout Cabin: Exterior size 6 x 2.7m (16.2m²)
Tiny Home: 9 x 3m (27m²)

How long does it take to construct a cabin?

Approximately 6-12 weeks depending on the cabin size. As we build our cabins outside, there may be extra delays due to poor weather.

Can I customise the layout and features of my cabin?

Yes, you can. At Kati Kabins, we offer the flexibility to customise your cabin's internal layout and features to suit your needs. Whether you want extra features like a deck or pergola, we have a range of optional extras available for you to choose from. We can also incorporate items such as a dishwasher drawer and an oven if desired. Contact us, and we can discuss your requirements.

Are Kati Kabins fully insulated?

Yes, they are. We insulate the walls, roof and floor to the NZ building code. 

What type of joinery is used in the cabins?

We use aluminium joinery, which is coloured to compliment the exterior colour of the cabin. All our windows and slider doors are double-glazed.

Do you install compostable toilets?

Not as a standard feature. However, if you wish to have an off-grid compostable toilet, we can add that as an optional extra.

Are the plumbing and electrical installations included?

Yes, electrical and plumbing are included in all our Cabins and Tiny Homes. Registered professionals complete all electrical and plumbing work, and certificates of compliance will be provided at the completion of the build.

Can Kati Kabins be used as a permanent residence?

You can use your cabin as a permanent residence. However, we recommend checking with your local council as there can be consent requirements if you intend to connect your cabin to services longer than three months.

Are the cabins built to meet the NZ building code?

All Kati Kabins are built according to the New Zealand building code, under a Licensed Building Practitioner. However, including a Code of Compliance certificate with our cabins is an optional extra that can be requested when placing your order. This decision is made to reduce the extra costs associated with council inspections. It's important to note that cabins under 30m² are not required to obtain a Code of Compliance certificate, but they must be built to code.

Do you offer a warranty?

All our cabins come with a 5-year warranty covering any faulty workmanship, defects pertaining to faulty workmanship or incorrect installation of products/materials. The manufacturer's own warranty covers fixtures and fittings.

Does your standard pricing include transport to the site?

No, our pricing does not include transport to the site. We can either help coordinate this at an extra cost, or we can connect you with a company that can transport your cabin to your location, and they will provide delivery and insurance costs separately.

How are the services connected?

Power is connected via the included 20m caravan lead. Water will need a food grade hose to connect to the cabin inlet pipe, you can purchase these from a hardware store. All waste has been plumped to the under floor, and will need to be connected by a registered plumber on-site. We do not provide a macerator pump as standard, as it is not always required, but one can be included as an optional extra.
